To implement a successful hotel project it is important not only a strategic partnership with the operator and credit institutions, but also cooperation with the general contractor, as well as engineering services and designers. This opinion was expressed by experts in the UREC Hospitality Forum 2012, held on 27 September at the President Hotel. Among other things, according to experts, developers need to pay attention to their own contractor service and study location of the future hotel.
One of the main issues of UREC Hospitality Forum 2012 at this time were the definition of the future form of hotel management and selection of the optimal financing structure for the project and the number of issues concerning the design, efficient engineering, and simulation of the future hotel interiors.
Sergei Fedorik, as a Managing Partner at «Ukrbudcontract», noted that «according to our experience, the successful construction, including specific of the hotel project, is based on factors such as functionally-tuned in terms of client s flow detailed terms of reference for planners and designers, quality and fully developed project documentation, effective engineering systems and communications design, correctly selected the materials and equipment, as well as well-organized system of communication in the project. In this case, a high importance is the detailed study of the land on which the facility will be built». When these points are not given due consideration, the project would have to change in the course of construction, which, in itself, can lead to an increase in its value, and the implementation schedule.
«Often the local client is interested in the implementation of the project to be in the hands of one company, and the general contractor, in fact, self-close the cycle of construction and completion of the hotel. Naturally that such a function itself may take only companies with experience of implementing hotel projects from scratch, and to the «ribbon cutting»» - said Sergey Fedorik.
Speaking about detailed terms of technical reference for designers, the experts noted the importance of developing mock-up room, which allows us to understand how you will be expressed and the guest experience of staying in a hotel, and how to work in the interior some forms of design.
According to Irina Pshena, CEO at Vertex Hotel Group, «the Ukrainian owners often take, based on personal experience and opinions design solutions for the rooms. This attitude leads to the frequent change of the interior, but in the end, gives positive results. With each change of the interior rooms are getting better, and the developer is forced to agree that the comments by the client were constructive».
In general, the experts noted that the timely cooperation with specialized contractors (construction industry, engineering and design) can not only reduce material and time costs for the project, but also highlight the benefits of other projects.

The organizer of the Forum was Ukrainian Real Estate Club - a branch organization in the Ukrainian property market. General partner for the second time in a row is ArtBuild Hotel Group, one of the first companies in Ukraine, specializing in the hospitality consulting and fee-development.
