On September 27 at the President Hotel was held annual UREC Hospitality Forum 2012, with the main topic about the creation of a successful formula of hotel project. As noted in the discussion by the experts, among the important «ingredients» of successful hotel project in Ukraine are assessment of the hotel location, the structure of its financing, in time cooperation with the operator and the selection of professional personnel.
According to speakers of UREC Hospitality Forum, to determine the exact concept of the hotel project and conduct feasibility study is necessary before the implementation. In addition, the important is to obtain the initial phase of professional counselling of the major hotel operators. Experts note that developer should have an understanding of the potential of the hotel future location, what stardom of the object can be implemented at the site, what can get the cost of the project, and basing on these data, make up the structure of its financing.
Talking about the cost of the project, Aron Libinson, Vice President at InterContinental Hotel Group for development in Russia and the CIS, added that «major hotel chains want owners to implement the project properly (to match the chosen hotel brand), but not necessarily expensive. Increased cost of the hotel in the future affects the company's operating activities, which will come in the project». This opinion shared Irina Pshena, CEO at Vertex Hotel Group: «It is wrong to invest a huge amount in the project, and then require the operator to return on investment in the shortest possible time because it cannot be taken off the market more than is feasible».
In addition to the concept and assessment of the prospects of the construction site, one of the important points is also the selection of professional personnel. According to Oleg Salmin, the general director at 21 Century, «today is rather difficult to create the team of the hotel project; the market is limited to the choice of managers. I think that with the development of the hotel segment to Ukrainian real estate market will start coming more Western experts in management, which is still very small, and expensive for Ukraine. Industry lacks of professional project managers who can take charge, build a team and be responsible for the implementation of all business performance».
In addition to components of a successful hotel project, the experts discussed the prospects of the industry and the strategic development plans of hotel chains in Ukraine, the projecting and the design of objects, building standards and the necessary technical requirements for the construction of the hotel.
