The profitability of hotels and practical aspects of implementing competitive hotel project will be one of the main issues of UREC Hospitality Forum 2012, which will be held on September 27th at the President hotel (European hall). The experts will discuss possible changes in the market pricing, as well as how these conditions can be recipe for a successful hotel project. The organizer of the Forum is Ukrainian Real Estate Club - a branch organization in the Ukrainian property market. General partner for the second time in a row is ArtBuild Hotel Group, one of the first companies in Ukraine, specializing in the hospitality consulting and fee-development.
As noted by Aleksei Evchenko, managing partner at ArtBuild Hotel Group, «in theory, the formula of hotel project profitability is quite simple - to reduce capital costs, increase operating income and lower operating expenses. Capital costs can be reduced through a rational approach to the projecting and design. For example, the optimal ratio of «earning» (number of rooms, business centre, restaurant) and «service» (administrative, management and technical) areas, the maximum depends on yield and profitability of the hotel. As for the increase in operating revenues and reduce costs, it depends on the correct choice of the management company, from its experience and management standards».
Another important issue is the possible change in the industry's pricing in the market in continuous increasing competition. According to Daron S. Rose, managing partner at ArtBuild Hotel Group, «a new room capacity, which will appear in Ukraine in the near future, will not greatly affect the pricing in hotel services. First, the measure of the number of hotels in Ukraine by 1000 people is among the lowest in Europe, so for complete saturation the Ukrainian hotel market still needs time. Secondly, the existing number of rooms, including 2 to 4 star hotels that are often not in line with international quality standards and can't be a competitor to the new hotels».
The only segment in which prices can be adjusted in the near future, experts say - is five star hotels. «In this segment begins to emerge a real competition, and if there is a competition, so there is a price correction» - says Daron S. Rose.
In addition to pricing, during discussion, experts will discuss the selection of professional staff at all stages of the project, the creation of the project and design of the object, construction standards and the necessary technical requirements for the construction of the hotel. In addition, at the forum will be announced strategic plans of key players of the Ukrainian market.
