Use of steelwork for construction of the modern commercial objects and economic efficiency of steel use in the project will be one of the main topics of the UREC Innovation Conference 2013. The Conference dedicated to use of innovations in development, construction and marketing will take place on 12 September at the BC INCOM. The organizer of the event is branch organization URE Club.
According to the experts, use of steelwork will give an opportunity to reduce construction time, saving 3-6 months that, in turn, increase NPV (net present value) of the project and save credit money – the faster object will be commissioned and profitable, the faster credit will be repaid.
Foundation works may take about 5-15% of overall retail project cost depending on soil conditions of the area. But, as steel buildings are 50-60% lighter than concrete ones, it decreases the soil loading and requirements for foundation. So, if the developer uses metal frame, a reduction of expenses on foundation makes up at average 20-30%.
Moreover, according to researches steel, buildings on the development markets, as a rule, are 5-10% chipper than the same ones made of monolithic concrete. Another positive factor of steelwork is less columns used in building that leads to more efficient parking layout and what the most important thing is the increase of gross leasable area of the object.
Steelwork allows to redevelop the building in the process of construction and within the period of its operation at customer’s request. It reduces expenses for possible reconstruction and superstructure construction.
Steel gives an opportunity to realize any architectural forms as well as space structure. That’s why all over the world exactly steel is used for construction of large scale and prominent commercial property. In Ukraine, in spite of world trends, the level of steel use in construction remains extremely low. Expert will discuss the use of steelwork for construction of modern shopping malls and high-rise office buildings in the course of the first session of the UREC Innovation Conference 2013.
