Main competitor for the property management company is proprietary of the commercial object

Unless Ukraine will have strong market of property management services the main competitive for management companies will be proprietaries who manage their commercial object without third party. Such a conclusion was made by participants of the business breakfast on the topic «Estimation of the working efficiency of a Management Company at a site», which was held on August 20th at the President Hotel. The meeting was organized by the branch organization Ukrainian Real Estate Club.

 

According to participants of the business breakfast, the market of property management services in Ukraine hasn’t been formed yet and often competitors don’t have any chance to fight for project as a tender wasn’t announced – the proprietary decided to manage the object involving his own organization. Such a strategy, according to the experts, of course, has a right to exist but nevertheless it may hide significant risks.  

 

According to specialists, not only unqualified solutions of exploitation issues may lead to the risks for the project but also independent negotiation and conclusion of the contracts with tenants. In particular, problems with relationships between proprietary and companies, which lease office or retail property, may arise during calculation of maintenance services price (for instance, without taking into account wearing of equipment) as well as calculation of leasable area (if measures were performed by uncertified specialist).

 

Specialists recommend to involve the management company at the early stages of project development but according to participants of the event such an approach requires additional expenses from the proprietary.  

 

However, according to head of Jones Lang LaSalle office in Ukraine Dmitry Sennichenko, «there are more and more proprietaries who think about the future and today there are examples when new management companies are invited into project at the stage of discussion of the technical solutions. In the context of the cooperation with management companies proprietary pays special attention to the energy efficiency and engineering systems installation. Collaboration with management companies at the early stages of construction is caused, first of all, by post crisis conditions of market as well as strategy of long-term development when they don’t plan to sell project just after its put into operation».

 

Participants of the business breakfast have agreed that when there is development of the real estate market in Ukraine proprietaries of the commercial objects, the proprietaries will have more confidence to property management companies and will understand the importance of cooperation with them. On the other hand, property management companies should improve their professionalism and experience, accepting responsibility not only for facility management but also for asset management.

 

Summarizing the meeting, development director at Auchan Ukraine Vladimir Strokan stated that «optimal scheme of the work in the sphere of property management may be open dialogue between all participants of the project where property Management Company may act as connecting party. Efficient solutions may be made only when each party’s opinion will be heard – exactly this direction is top priority for Management Company».
