Housing demand can’t grow at previous pace – experts

Main factor of apartment sale increasing - deferred payment – can’t increase the demand at that pace which was over the last years.  Such results were achieved by the experts during UREC Residential Forum 2013, which was held on March 19th at the Premier Palace Hotel. And if the number of deals increases in the nearest future they won’t make up a great quantity.

 

Assessing the prospects of the residential property development in 2013-2014, the experts noted several possible tendencies. Thus, they think that the number of apartment sales in the economy segment, which recently increased due to total housing cost reduction and deferred payment, can’t grow as fast as before.

 

According to Daria Kukharenko, Marketing director at UDP, «during last three years the demand grew most of all due to deferred payment, proposed by the developers. The apartments were becoming more available, the niche of the buyers was broadening. Currently the developers have achieved the level when they can’t stimulate the market demand just due to deferred payment. That’s why if we observe the increasing number of deals in the nearest future, they won’t make up a great quantity».

 

However, in this segment there are also several positive tendencies. Developers note that last year, for the first time after the crisis, the buyers began to put up money into the objects under construction. And in general, they liven up in the economy segment.

 

Sofiya Dolgova, Partner at Forum Invest says: «When the market boosted at the certain stage, the budget oriented people didn’t have any chance to buy an apartment. The crediting also was under the crisis influence. Currently the situation on the economy housing market again permits the budget oriented customer to buy an apartment. And the projects with relatively low square meter price as well as objects which include small apartments facilitate it. Exactly sales in such complexes help the market to stay the course and people can improve their housing conditions, move to the apartments near the city and to pursue their long dream about apartment».

 

In spite of the issues of project actualization which were built before crisis, in the course of UREC Residential Forum 2013 experts discussed the issues of the further market segments development, prospects of low height construction in cities and in suburbs as well as possibilities to gain income from the object infrastructure and engineering services.

 

The forum dedicated to the residential property in Ukraine consisted of two sessions; the moderators of the first session were Aleksei Govorun, TMM and Yaroslava Chapko, Knight Frank. The speakers of the first session were Angelina Derevliova, «Miskzhitlobud», Daria Kukharenko, UDP, Konstantin Bravo, NEST and Sofiya Dolgova, Forum-Invest.


The participants of the second session were Larisa Lomakina, Liko-Holding, Mikhail Artukhov, UZTS as well as Urii Sreda, Svitland Ukraine. Julia Dvorakovskaya, NEST and Igor Melnik, Dragon Capital, participated as moderators.
