IN MORE THAN 90% OF THE PROJECTS PRESENTED AT MIPIM-2019, MAIN ATTENTION HAS BEEN DRAWN TO ENERGY EFFICIENCY AND ENVIRONMENTAL FRIENDLINESS.
It was announced by Olha Solovei, CEO of URE CLUB. Among the main global trends in development of real estate market, the expert also mentioned cooperation of cities and businesses; attracting investment and fight for an investor; implementation of infrastructure projects in the framework of public-private partnership.
“Nowadays, digitalization of construction, economy of common use (creation of co-working, co-living with co-financing), as well as versatility of real estate objects are the most current issues for the global market”, Olha Solovei said.
According to her, at the international exhibition MIPIM-2019, that took place in the 12-15th of March in Cannes, the issue of building complex projects with mixed functions, transformation of hotels and hospitality areas, as well as industrial parks and logistics centers has become important.
“MIPIM-2019 was devoted to the need to build now in order to be successful in the future. Nowadays, only 5-7% of Ukrainian objects can correspond to the declared global trends. Ukrainian developers have received a good signal for development of their future projects”, - Olha Solovei summed up.
IN 2019 NUMBER OF MORTGAGE LOANS ON HOUSING AT THE PRIMARY MARKET OF UKRAINE CAN BE INCREASED BY 25-30%.
This opinion was expressed by Olena Dmitriieva, Deputy Chairman of the Board of GLOBUS Bank.
In her opinion, it will become possible due to active implementation of partnership programs between banks and developers.
The expert named Kyiv, Kharkiv and Lviv among the most promising regions for development of mortgage loans.
“At the pace and volume of construction, Lviv is the second city in the country. Unfortunately, mortgage loans are developing very slowly. We have already reached agreements with several construction companies to launch joint mortgage projects; and with some developers we are in the negotiation phase. So, in the nearest future Lviv can become one of the cities with the highest level of issued mortgage loans”, Olena Dmitriieva emphasized.
TODAY ONLY 2 ENTERTAINMENT FORMATS ARE PRESENTED IN SHOPPING AND ENTERTAINMENT CENTERS IN LVIV: ACTIVE RECREATION PARKS (94%) AND SLOT MACHINE HALL (6%).

According to her, in comparison with Kyiv, total area of entertainment centers per 1000 inhabitants in Lviv is not significantly different. However, at the same time structure of offer is considerably narrowed.

In her opinion, only unique large-scale projects or “Edutainment” can work in a superregional format and attract people not only from the city area but also from other cities.
“Lviv is a touristic city and it is very important to attract a new category of tourists, for example families with children”, Yevheniia Bahlai emphasized.
In her opinion, new entertaining project LEOLAND, that in the nearest future will be opened in Lviv, essentially equalizes the ratio for such formats between Kyiv and Lviv, as it involves creation of an amusement park and launch of “Edutaiment” format.
“As a city with great tourist ambitions, it is very important for Lviv to develop unique large-scale formats for which it is worth coming to Lviv from other cities of Ukraine and from abroad”, the expert summarized.
ABOUT 25% OF ALL LVIV RESIDENTIAL COMPLEXES ARE BEING BUILT ON LAND NOT INTENDED FOR HOUSING CONSTRUCTION.
It was announced by Volodymyr Kopot, founder of Monitor.Estate company which is conducting a legal online audit of the primary housing market in Ukraine.
According to him, approximately:
3% of Lviv residential complexes are being built without corresponding permits for construction;
12% of them are being built without licenses for construction works;
23% of construction participants have tax arrears;
and 9% are subjects of ongoing hearings.
“According to a 10-point assessment scale of residential construction, 12% of all Lviv objects under construction have a low rating (from 1 to 5), 34% - an average rating (6-8 points), 54% - a high rating (9-10 points)”, Volodymyr Kopot said.
The expert emphasized that based on analysis of open data in Ukraine, approximately:
16% of residential complexes are being built without construction permits;
33% are being built without the appropriate licenses;
39% are being built on land not intended for housing construction;
26% of construction entities have tax arrears;
and 12% are subjects of ongoing hearings.
DRIVER FOR DEVELOPMENT OF HOTEL BUSINESS IN LVIV REGION MAY BECOME CONSTRUCTION OF SKI INFRASTRUCTURE IN VILLAGES OF NYZHNYA ROZHANKA AND VERKHNYA ROZHANKA.
This opinion was expressed on Real Estate Forum in Lviv, organized by URE Club, by Olena Pomazan, Head of Private Investors Union.
According to the expert, promising niches for Lviv hotel projects are also territories located near the historical city center and Lviv airport; as well as new formats of reconstruction of manufacture areas for co-living format and projects of spa hotels in the Carpathians.
“Today Lviv lacks professional hotels with more than 50 rooms. In the entire city, the number of such hotels does not exceed ten. Last year five-star hotel Bank Hotel for 100 rooms and Grand Hotel for 62 rooms were opened”, Olena Pomazan said.
The expert also noted that the average cost of a hotel room in Lviv is 30-60% lower than in Kyiv.
“Lviv lacks hotels from professional operators. Managing professional companies is a stable service quality, completeness and attitude to business as a generator of cash flows”, she concluded.
