Energy saving is more in focus of commercial property developers

To reduce operating expenses in Ukraine is primary objective for developers of commercial facilities and residential complexes in premium segment, while residential real estate of economy class still almost does not see energy efficient solutions. This opinion was voiced out by the participants of UREC Innovation Conference-2013 held on 12 September in Inkom business centre.

 

According to SOLID Group, energy efficient solutions provide energy saving of up to 70% and costs reduction of up to 30%. Speaking of the automated building control system, according to the research findings its use provides savings of up to 30% energy, extends building lifecycle by up to 65% and reduces the need in service personnel by up to 30%.

 

Since recently, developers of commercial property pay more and more attention to the use of energy efficient solutions and automated control systems in facilities while residential real estate players on theUkraine’s marketplace place less focus on these measures.

 

According to Victoria Neroda, Investment Director, BDC, «until recently energy efficient solutions and automated control systems have been applied at the Ukrainian real estate market exclusively in commercial facilities. Nowadays the situation has changed and developers of residential high-price housing resource started also focusing on reduction of operating costs since building maintenance is rather expensive for its dwellers. This issue becomes more and more pressing for business class residential property developers. Unfortunately, energy efficient solutions in economy class housing segment are almost not in focus so far».

 

Tatiana Izotova, Head of Corporate Development Department, InvestHouse said: «Dispatching of the systems supporting comfortable and energy- and cost-efficient state of facilities in operation finds active response in business centres, retail centres/retail and entertainment centres. There are instances of the dispatching system launched in multistoried residential complexes as well as in standalone cottages. However, there are no integrated technological solutions of this level in cottage communities today. Undoubtedly, this niche at the real estate market will be covered gradually».

 

Installation of dispatching systems still trigger questions among local market developers. The questions concern higher project costs and payback periods of additional systems installed in a building. However, according to Aleksei Takhistov, Director of Building Automation and Safety Department, Siemens Ukraine, «the share of full automation and dispatching system costs may make up to 1% of the total investments in a building. On the average, payback periods of these systems are from 3 to 5 years depending on a building type. The calculations are based on the assumption that the system enables saving up to 30% of the energy consumed in a building».

 

Besides the matters related to modern approaches to control of engineering systems, the experts at UREC Innovation Conference 2013 discussed the use of the integrated approach in design; new architectural solutions capable of improving building economic efficiency; the impact of navigation in retail centres/retail and entertainment centres on formation of a positive image of retail facilities, as well as the impact of conceptual lightening on creation of an emotional brand.

 

The speakers at the first New Construction session of the Conference were: Igor Guriev, SOLID Group; John Fotiadis, John Fotiadis Architect; Roman Kurashev, the Ukrainian Steel Construction Center (USCC); Oleg Lysiuk and Victoria Neroda, BDC. In the course of the second New Technologies sessionOleg Klimenko, Inkom; Andrei Rybalka, Samsung Electronics Ukraine; Aleksei Takhistov, Siemens Ukraine; Andrei Yatsentyuk and Anita Stampfl, MK Illumination, shared their opinions about the growth of innovations.
