NEW COMERS: retailers and developers discussed plans and new formats of commercial real estate in Ukraine

On May 24-25, 2016 in Parkovy Congress Hall, Kyiv, Forum for Shopping Malls and Retailers|New Comers was hosted by Ukrainian Real Estate Club, together with Retail Community. The strategic partner of the event – Ukrainian Trade Guild.

Program

Forum brought together 173 delegates from different regions of Ukraine. The event was attended by more than 50 representatives of shopping malls, including 15 guests from Lviv, Odessa, Dnypropetrovsk, Poltava. Retail was represented by 50 participants from major international companies and by Ukrainian manufacturers, many of which are planning to expand abroad. Speakers and participants of the Forum were traditionally presented by top managers of construction, consulting, brokerage, legal and audit companies, architectural studios and international guests. 

Forum for new commercial real estate New Comers became the largest platform for the communication of representatives of commercial real estate and retail, as well as for searching new formats of their cooperation.

There were presented shopping malls, which have opened recently or which are planning to be opened in the coming months. In the course of discussion panels the participants talked about the most acute and urgent issues of the development of commercial real estate and retail.

On May 24 TSUM Kyiv and Prospect shopping mall were presented. The team of new TSUM told about the problems, which they faced, while the reconstruction of the department store and how will it look like after its opening in August of the current year. Today, the contracts have been signed with 70% of the tenants, it is planned that by the time of opening the occupancy rate will reach 90%.

Project team of Arricano Real Estate, while presenting Prospect shopping mall, shared their secrets of successful promotion.  It is a combination of competent marketing strategy, successful tenant mix, partnership with tenants, satisfaction and anticipation of customers desires.

Panel discussions on May 24 were focused on financial and legal issues in the retail market as well as the plans of Ukrainian brands to develop their networks.

During panel discussion on Financial opportunities and programs for development of retail in Ukraine, representatives of National Bank of Ukraine (NBU) told about the plans of mitigation of currency restrictions for business. In particular, according to Serhii Ponomarenko, NBU, Head of the Department of foreign markets, they consider a possibility to abolish the compulsory sale of foreign currency earnings. Mitigation of currency restrictions becomes possible by the fact that the currency which was previously derived from the country is now gradually returning to Ukraine. 

Natalia Kochergina, DLA Piper Ukraine, Partner and Head of Real Estate in Ukraine – long-term partner and member of URE Club – told about legal nuances of contracts between mall tenants and developers. Particularly, if the shopping mall is in the mortgage, it is of high importance to consider this fact in the contract.

During the panel discussion Made in Ukraine – opportunities and prospects for development of the concept, representatives of such Ukrainian brands as U Dress, UA Made Store and VOVK, told about the problems, which arise in the development of Ukrainian brands and about their plans of promotion both in Ukraine and abroad. Despite the absence of support from government, retailers are planning to open new stores. It is noteworthy they plan to do it not only in Ukraine.

The continuation of the first day of the Forum was property-tour to new shopping malls in Kyiv. In Prospect shopping mall, participants had a chance to see firsthand those innovations, which were described during the presentation and thanks to which within a short time the shopping mall became very popular. The second shopping mall to visit was New Way – a small shopping center of district scale and the first to open this year.

The first day of NEW COMERS ended with a cocktail party with participation of DJ Vlad Fisun, during which took place the prize drawing from new shopping malls.

The second day of Forum for new commercial real estate on May 25 was opened with presentation of Lavina Mall, which claims to become the most scale shopping mall in central Europe. In addition to traditional boutique galleries, food courts and cinema, there will be the largest indoor theme park in Kyiv – Galaxy. It is the first in a network of such parks, the next parks of such a kind are planned to be open in Blockbuster Mall, Ocean Mall and Respublika. In three months before opening the occupancy of Lavina Mall is 60% already.

One more “new comer” – Smart Plaza shopping mall, in Ave. Pobedy – will be opened in the second quarter of 2017. During presentation the project team told about its peculiarities and privileges. Smart Plaza is the first shopping mall in Kyiv with the garden on the roof. Besides, this small object has one very important advantage – its location, including proximity to the metro station and lack of business rivals within walking distance. Architectural features and thoughtful selection of tenants are included.

During the presentation of shopping malls in brief there were presented New Way in Kyiv and Victoria Gardens in Lviv. In the same format made their presentations retailers, who are planning to expand their networks in 2016-2017. Thus, Anatolii Ustenko, Miastoria, told about the concept of the chain and described how the new store will look like in new TSUM. According to Lubov Tsapenkova, Hommie, furniture manufacturers could become the anchor tenants of the shopping malls, but thus they are not able to pay the mortgage and down payments and there is no need for them to work full time, currently they are not interested in shopping malls. Iryna Brynza shared plans for the development of Anabel Arto chain stores – recently the first store of the chain is going to open in Munich.

The Forum was finished with presentation of foreign guests. Niovi Karavouli and Mary Kolonia, creative agency KIDARTE, Athens, told about the peculiarities of entertainment in the shopping malls and its influence on visitors’ traffic and presented a few practical cases. Today KIDARTE consider the possibility of cooperation with shopping malls in Kyiv.

Finally, the organizers announced that the next forum of new commercial real estate NEW COMERS will take place in a year, 31 May 2017.
