Six new and three already partially opened shopping and entertainment centres will have been opened in Kiev by the end of 2013 with a total rented area of over 200 thousand sq.m. The market offer increase is expected to remain in the capital city, and seven more new malls are be opened with a total rented area of over 420 thousand sq.m. in 2014. Among them the first superregional shopping and entertainment centres with 100 – 200 thousand sq.m. and European architectural and marketing concepts are also to be opened, as mentioned in the UTG report. An appearance of such large-scale professional shopping and entertainment centres will provide with interest and conditions to enter the Ukrainian market for foreign investors and international retail-operators.
The issue of effective cooperation among retailers and developers, who develop malls and. shopping and entertainment centres in Ukraine, will become the key subject at UREC Retail Forum 2013, which will take place on June 6 at President Hotel. The forum will be held by the real estate professional branch organization - Ukrainian Real Estate Club.
According to the UTG research results, should all the malls that were declared for 2013 enter the market, the common offer in this segment will increase by 20% and will comprise 1,1 mln sq.m., in total. Let us remind you that six shopping malls have already been opened in Kiev in 2012 – 1st quarter of 2013 with partial input and a total rented area of 117 850 sq.m.
Thus, due to the last year and current results, the market offer in the capital city has increased by 15% and amounted to 920 850 sq.m. Seven more shopping and entertainment centres are now under construction in Kiev with a total rented area of over 420 000 sq.m., which will have been opened by 2014. They include the first superregional shopping and entertainment centres with a new concept for Ukraine, the first new international brand stores, unique entertainment formats and modern architecture.
11 more projects of shopping and entertainment centres with a total rented area of nearly 646 thousand sq.m. are on the initial sales stage , which will provide with a prospect of highly competitive market environment before their opening in 2015-2016. The basis for the effectiveness of a shopping mall in such conditions will become a professional concept, well-balanced leasing structure and qualitative management. An obligatory condition for malls and shopping and entertainment centres to correspond these criteria is important for opening international brand stores and providing effective work performance there.
