The cost of general contracting services and target yield of the general contractors will be one of the main topics of the conference on the topic «Is there a contractor market in Ukraine?» held on September 11th at 14:00 in the conference hall of President-Hotel. The organizer of event is Ukrainian Real Estate Club, branch organization in Ukrainian real estate market.
In the discussion will take part top faces from Midland Development, TMM, Altis-Holding, 21 Century, Ukrbudcontract, Solid Group, KESZ etc.
According to estimations of the Ukrainian general contractors, target profitability of their business is 17-25% of the cost of the facility in which they are involved, depending on the complexity, territorial distance and magnitude. Today the client is ready to offer a fee in the amount of 3-7%. At the same time, experts say, the cost of general contracting services in the European countries is, on average, 10-15% of the cost of construction. Due to what general contractors make up the deficit of return? That and other issues of general contracting market in Ukraine will be the main at the conference on UREC Construction Day.
In addition, parties of the construction process will raise questions concerning the possibility of market entry of foreign contractors, the models of relationship between the general contractor, developer and subcontractors, as well as the prospects for the industry in Ukraine. Among the most common problems among the participants of the construction process, the specialists call the failure of terms, changing the purpose of the object in the implementation phase, the imposition to general contract of various subcontractors, lack of proper control over the course of construction, and more.
