Developers need package solutions in order to implement all innovations - experts

Ukrainian developers are ready to use new technological solutions in their objects but suppliers and technical developers should provide them with complex solutions for the different categories of buildings. Such conclusions were achieved by the participants of the roundtable dedicated to the innovations in real estate held on February 25th in the context of CEO Networking Dinner 2013 at the Premier Palace Hotel. The moderators of the «innovative» table were Sergei Blazhevich, Director at Media-Trade Ukraine and Vladimir Liulka, General Director at Supportio.

 

The leading Ukrainian real estate players have considered the issue of innovations implementation long ago. Among the arguments in favour of the new process solutions are the following: growth of energy performance of buildings, increase of investment attractiveness (on the account of object status), raise of the additional revenue, solution of the marketing tasks as well as improvement of the aesthetic features. The main factor, slowing the development of this orientation, remains payback of the innovative technologies.

 

As it turned out during the discussion another important issue is the lack of complex, «package» solutions on the property market to implement the innovative technologies, for instance, in economy and business class residential property.

 

According to Julia Dvorakovskaya, Head of construction and design department at NEST, «today process solutions for real estate objects (except for the requirements of the supervisory bodies, for instance, fire engineering service) remain in uncoordinated conditions. Unfortunately, companies providing such systems don’t propose the complex product. Thus, every development company at the certain stage should solve on its own how to adopt the technologies».

 

As specialists note, process solutions, regardless of an object, can be divided into four directions in terms of use: operation management, engineering systems (from the telephony to the notification), solutions for marketing (information board, media façade etc.) and security.

 

According to Sergei Blazhevich, Director at Media-Trade Ukraine, «we study the implementation of the modern engineering solutions in the European countries’ property objects, we see how technologies are developing and now we can’t imagine a housing or retail object without them. That’s why the implementation of various innovative solutions should be a standard practice today».

 

We remind you that during CEO Networking Dinner there were 9 round tables on the following topics: office, residential, retail and hotel real estate, investments, banking area and property management. The topic on innovations in the context of such a format was proposed for the first time.
