Building automation will save up to 50% of energy – experts

Automation control of energy consumption has one of the biggest potential for cost savings, while paying off more quickly than other measures to reduce costs in this segment - is claimed by experts that participated in the UREC Innovations Conference 2011. In contrast, changing the design of the building (insulation of walls, roofs and windows, the use of special materials) and energy efficiency of communications (heating, ventilation, etc.) that require significant financial costs, the installation of innovative automation systems can justify itself in less than five years.

According to the speaker of the conference, Director of the Department of automation and building security at company Siemens Ukraine Aleksei Takhistov, «the integration of automation increases the cost for the project by only 3-4%, whereas the potential savings in energy of equipped buildings can be up to 30%». However, depending on the building, the percentage of savings may vary. According to data provided by the expert, system automation can save up to 18% in hospitals, in homes - up to 27%, in restaurants - up to 31%, in schools - up to 34%, in the office - up to 40%, and in shopping malls - up to 50% of electricity.

In addition to direct savings in the use of automation, the speaker of the second session of the conference, Chief Financial Officer of ABB Ketevan Kekutiia drew attention to other factors deciding in favour of installing energy efficient equipment. Among the obvious benefits of the automation system, the expert added value of the property, compliance with international operators' requirements (particularly important item for the hotel business) and improving the image of the project.

In addition, according to an expert, there are various international programs of energy efficiency projects credit support. «Ukrainian businessmen, investing in energy efficiency or creating renewable energy sources can enlist the support of such funds, as UKEEP (credit product of the European Bank for Reconstruction and Development), to obtain credit and assistance of technical experts», - said Ketevan Kekutiia.

In the field of automation of energy use around the world have used innovative technologies such as lighting control in buildings and control over the position of blinds depending on the weather, ambient light and even the sun's position. With the help of heat and motion sensors, «smart» control systems in the premises of a person, take into account the length of the workday, as well as the individual wishes of the operator. In Ukraine, such systems are used in stadiums, airports, and other real estate objects.

The event of Ukrainian Real Estate Club, dedicated to the innovative future of the real estate market of Ukraine - UREC Innovations Conference 2011 was held on November 23 at NSC Olimpiyskiy (Champions Hall). Speakers of the conference discussed the application of innovations in construction, design and operation of buildings, as well as innovative concepts in the hotel business, office and commercial real estate.
