Ukraine needs more international companies for development of the outlet format - experts

If more international companies enter the Ukrainian market, the outlet format will develop in the country. That opinion was expressed in the course of the Ukrainian Retail Forum 2013, held on June 6th. Such a format, along with super-regional centers, is considered to be one of the most promising directions in the retail segment.

 

According to John Lang LaSalle Ukraine in 2012 the retail property market of Kiev got three new large scale retail objects. In fact, the first quarter of 2013 was marked by the opening of the first turn of Marmelad shopping mall (49 ths sqm of GLA). Also by the end of 2013 Kiev expects to have the first suburban outlet in Ukraine - Manufacture Kiev Outlet Village.

 

One of the speakers of the UREC Retail Forum 2013, Managing director at Manufacture Kiev Outlet Village, Olga Troyan mentioned that «outlet centers are increasing in Europe from the standpoint of crisis tendencies, the number of sales per sqm there is growing faster in comparison with street retail. Ukraine is not an exception to the rules and everybody understands the economic situation in the country, that’s why the outlet format has all chances to be successful here as well. A consumer always want to buy cheaper and, in addition, there we create a pleasant atmosphere of the European city where shopping isn’t only convenient and favourable but also pleasant ».

 

In turn, Partner of the Ukrainian Retail Association Alexandr Fialka believes that «still 95% of retail business in Ukraine is a franchising and it will be complicated enough to realize outlet format as it’s pretty hard for the franchising to structure its trade stock. More international companies operate in Ukraine, more promising development of the outlet centers will be. Currently, I think, it is sufficiently for market to have just one object near Kiev. And it will be more complicated to develop the second outlet».

 

In the course of the forum the experts also stated that in the 4th quarter of 2012 the first super-regional shopping mall Ocean Plaza was opened in Kiev. The projects of such a format also are considered to be a promising direction of the retail development.  

 

According to Marketing Director at UDP Daria Kukharenko «for super-regional format it is important to evaluate not only a city’s potential where it is realized, but also a number of population and its purchase power in the closest to the city districts, as super-regional format is a magnetic attraction for population of not only one city but the whole region».

 

According to John Lang LaSalle Ukraine the announced growth of supply in the retail segment in 2013 40% exceeds a similar figure of the last year. The maximum rental rate in Shopping malls in 2012 was stable – within 1 176 dollars/sqm/year. The vacancy rate made up 2% on average in spite of the growth of the new supply.

 

In addition, in the context of the UREC Retail Forum 2013 the experts discussed the increasing competition of the shopping malls with e-commerce and outlook for retail chains expansion on the regional markets. Also during the forum URE Club presented its first issue of the Real Estate Development magazine. The magazine is the new platform for opinion interchange, professional analytic and expert estimations of the Ukrainian real estate market trends.
