DTZ Ukraine is pleased to announce that the company undertook a comprehensive analysis of feasibility of development of the business centre at 7a Naukova Street in Lviv, which will be located next to the existing business centre ‘Optima Plaza’, and provided recommendations on optimisation of the scheme’s structure and layouts. DTZ was working on the project in close cooperation with the Kyiv-based architectural bureau ‘Archimatika’. The analysis was undertaken on behalf of the company, which owns the business centre ‘Optima Plaza’ and several other properties in Lviv, and has track record of successful delivery and operation of commercial schemes on the local property market.
The business centre at 7a Naukova Street will become the first true class A office scheme in Lviv and will be developed in accordance with the international green certification standard LEED. The property will comprise approximately 13,500 sq m of highly efficient office space developed in accordance with the best international standards, as well as various amenity facilities to satisfy daily needs of future office occupiers and bicycle parking. The project is preliminary scheduled for delivery in late 2016.
As the key component of the assignment, DTZ undertook an office occupier survey among top managers and/or CRE managers of 18 large firms in Lviv, which operate in such sectors as IT / software development, finance and banking, business services, industrial, FMCG manufacturing and distribution, as well as retail and restaurant business. These companies in total occupy approximately 23,000 sq m of office space or around 32% of total office stock in Lviv. The survey revealed the strong interest of major Lviv-based office occupiers in the quality and efficient office space, which will be offered by the business centre at 7a Naukova Street.
Marta Kostiuk, Director of Research and Development Consultancy at DTZ Ukraine commented:
“Despite relatively strong occupier demand in Lviv, primarily driven by the business outsourcing segment and IT companies, the office property market in the city remains very immature. As of November 2014, total office stock in Lviv amounted to approximately 72,800 sq m (GLA) and was mainly comprised of low-quality refurbishments, whilst the market-wide vacancy reached only around 5%. Taking into account the existing and pipeline office stock in Lviv, its quality and the general development potential of the city, DTZ projects that, under the condition of overall stabilisation achieved in Ukraine and its further efficient economic development, in the medium term the office property market in Lviv will remain undersupplied.
DTZ’s study revealed strong deficit of quality and efficient office space in Lviv, as well as sustainable occupier demand for such category of office space. According to the results of the survey, for the interviewed occupiers major criteria for selecting their offices in Lviv have been situation within urban structure of the city and the occupational cost, as well as technical specifications, quality of building and offices, and available amenities in the scheme.
Therefore, we believe that the business centre at 7a Naukova Street, which was designed in accordance with the high modern quality standards and is efficiently located within urban structure of Lviv, once delivered, will enjoy significant popularity among major occupiers.
Development of the business centre will also contribute to provision of quality infrastructure for IT industry, which was defined as one of the strategic priorities for Lviv.“
