New Trends and Formats of Residential Real Estate

July 6th URE Club hosted mini conference at the Fairmont Grand Hotel Kyiv on new formats of residential real estate; what should developers design today to meet the needs of fastidious customers in the future. The event brought together more than 80 people among which were top managers of the leading real estate companies such as JLL, DTZ, EY, UTG, RE/MAX Central, Integirtes, Archimaika, ZEEBRA, K.A.N. Development, Stolitsa Group, Intergal Bud, Kidlandia and others.

Opening remarks and presentation of results of the business tour to the Nordics by Anna Nestulia, managing director at URE Club. The presentation tells about the formats and new trends of the residentail in Stockholm and Denmark and which of them might be easy to implement in Ukraine and Kyiv in particular. 

During the discussion on the most important aspects of the design and development, Dmitriy Yermolenko, investor and CEO at ZEEBRA, Alper Takayak, head of RE/MAX Central and Alksandr Popov, principal at Archimatika told about the formats which would be in demand in the nearest future. 

According to Dmitriy Yermolenko, who lately invest time and money in development of high-end residnetial projects, the most important feature for the buyers is space. That is why units designed with specious phylosophy, which means high ceiling, large halls, a lot of natural light will be always popular.  

Alper Takayak thinks that Ukraine is oversupplied with high-end and economy class residential, but the county is lack of business class. Moreover, he believes developers should take into consideration the new formats of housing such as "1+1", where apart from private units, there will be areas for common use mainly conference rooms, cinemas, gyms, swimming pools, event areas and so on. 

Aleksandr Popov shared about how it is possible to design comfort for the residents housing without extra expenses. He also presumes that by 2019 the trend of new projects lower than comfort class will fade away. 

Second session of the meeting was dedicated to the results of  research karried on by Agenti Zmin (and supported by LUN.ua. The main idea of the research to invesitgate and then improve quality of public amanities and services of the residential complexes located in Kyiv and in region. For as long as 6 month Agenti Zmin (Agents of Changes) polled residents of the newly developed complexes, talked to developers.That helped to discover major pain points, bring them out in the open and offer ways of their solution. 

Guests of the event not only expressed a special interest in the new formats of the housing but also offered to develop the topic in the course of the future events invilving more architects.
